30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $4

    - Valet Trash: $30

    - Amenity Fee: $5

    - Water: Based on usage and billed in addition to your monthly rent

    - Electric: Based on usage and residents will need to create a utilities account

    - Carport: If applicable, $50

    - Detached Garage: If applicable, $125

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification, as well as pay stubs or W2's to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at Bellaire Ranch as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at Bellaire Ranch! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! We have over 22 acres of parking available for residents and guests on a first-come, first-served basis. Residents may lease a carport for $50 per month or a detached garage for $125 per month.

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis at Bellaire Ranch in?

    Students at our community attend Fort Worth ISD schools. Depending on their grade level, students will go to:
    - Overton Park Elementary
    - McClean Middle
    - Paschal High School
